TL;DR: ODOM is redefining what it means to build sustainably in Cambodia. Designed to achieve LEED® Gold certification, this mixed-use development integrates energy-efficient systems, water conservation, and healthy indoor environments into every detail. By setting measurable performance goals, ODOM aims to become one of Phnom Penh’s most sustainable urban spaces, built for people, for the environment, and long-term value.

The Green Shift in Cambodia’s Urban Development

Green building standards are still rare in Cambodia, with only a small number of projects meeting international benchmarks such as LEED®, the globally recognized certification system developed by the U.S. Green Building Council (USGBC).

ODOM by Urban Living Solutions (ULS Cambodia) is among the first large-scale mixed-use developments in the country designed to achieve LEED® Gold certification. Its design integrates measurable performance targets for energy, water, and indoor air quality from the earliest planning stages through to daily operation.

Located along Norodom Boulevard in Tonle Bassac district, ODOM represents a practical step forward for sustainable development in Phnom Penh’s rapidly expanding central district, combining comfort, efficiency, and environmental responsibility within one vertical community.

What LEED® Gold Means for ODOM

LEED®, or Leadership in Energy and Environmental Design, measures a building’s sustainability performance across categories such as energy use, water efficiency, materials, indoor environmental quality, and site impact.

There are four certification levels: Certified, Silver, Gold, and Platinum. Reaching Gold requires strong performance across every category and independent verification by accredited sustainability experts.

According to data from BEE Incorporations, global sustainability consultants for ULS Cambodia, LEED® Gold buildings typically consume 20% to 30% less energy and 30% to 50% less water than conventional ones. They also create healthier indoor environments through improved ventilation and air quality.

For residents, tenants, and investors, that translates into tangible benefits such as lower running costs, better comfort, and stronger long-term value retention.

Inside ODOM’s Sustainable Design Strategy

Sustainability has been part of ODOM’s foundation since day one. From material selection to building systems, the project follows measurable performance goals that reduce energy use, conserve water, and create healthier indoor environments.

ENERGY EFFICIENCY:
ODOM features smart lighting controls, low-emission glass, and high-performance insulation to reduce energy use. The building’s envelope design minimizes heat gain while allowing natural light to penetrate deeply into interior spaces.

WATER MANAGEMENT:
Low-flow fixtures, efficient irrigation systems, and rainwater collection help minimize water waste. Landscaping uses native and adaptive plants that require less watering and maintenance.

AIR QUALITY:
A dedicated outdoor air system provides filtered, fresh air to all occupied spaces, improving comfort and supporting occupant health. The system also ensures a consistent flow of clean air across the development’s residential, office, and retail zones.

SUSTAINABLE MATERIALS:
Construction and finishes use low-VOC paints and adhesives, recycled materials, and responsibly sourced products verified for environmental performance.

DAYLIGHT AND COMFORT:
Large windows, thoughtful shading, and optimized layouts enhance daylight while reducing the need for artificial lighting. This balance between light and shade contributes to both visual comfort and energy savings.

DESIGNED FOR PEOPLE AND PERFORMANCE:
Every design choice at ODOM supports better living for all its tenants and residents. By integrating passive cooling, natural lighting, and cleaner air, the development prioritizes the well-being of its occupants.

The project’s mixed-use concept also contributes to sustainability beyond the building’s architectural design. Residents can live, work, and socialize within the same address, reducing commutes, car dependency, and overall carbon footprint.

For businesses, this environment encourages productivity and lowers operating costs. For residents, it offers a healthier, more connected lifestyle in the city’s new central business district.
