The one bed room apartment at Lakely apartments is well located, peaceful, neat and clean and value for money, and it is the place to be if one wants to live a serene life and continue his tasks at Phenom in Phenom Penh. I rate this apartment as EXCELLENT from all angles! More so I must salute Miss Keun of IPS whose dedicated hunt for apartment of my choice and budget is praiseworthy. She did not lose patience and ensured that I am settled properly. She is indeed an asset for IPS, the most sought after agency for housing in Cambodia.

I highly recommend IPS. We found a home very quickly thanks to Mary, whose efficiency and attentive approach were truly remarkable. In less than a week, we had found a comfortable home for my family and me. Mary took all of my search criteria into account, which was greatly appreciated. I would like to thank Mary as well as the entire IPS team.

Mengcchun was very helpful in helping me find a place to live. Always willing to adjust when my needs suddenly had to change. He never said, there were no options available. He was even sending me listings on a Saturday night, when he should have been enjoying himself with friends. I will definitely be using IPS in the future

I can't recommend Long Mengchung enough! He answered so quickly every single time, and was incredibly helpful and patient throughout my whole apartment search in Phnom Penh. From the very first viewing to signing the contract, he was there for every step, even negotiating with the locals on my behalf. Truly a pleasure to work with, thank you so much!

I needed an apartment with very short notice and IPS really came through. They were recommended by a colleague and from the first email interaction, I found them to be very engaging and responsive. Keun was able to arrange 6 viewings for me by the next day with my specifications and budget. She also helped with all the paperwork with the building and I was able to move in within my time frame. Even after I moved in, the level of care does not stop and I will always recommend Keun and IPS to any one looking for real estate services.

Early into the process but a brilliant experience so far with IPS and namely Sreyneang, who couldn't be more helpful and approachable. Always on hand to assist and offer advice. I must say her English is perfect and therefore never any confusion or difficulty communicating or conveying thoughts.

Exceptional service from James here at ips. His professionalism and efficiency made the whole process of investing in an off plan condo here in Phnom Penh very simple and straightforward. James evidently put in a lot of effort to compile a list of properties that matched my criteria and even summarised figures for me, outlining prospective rental returns and anticipated future growth. His knowledge and professionalism in the field really inspired my confidence in my decision making process as James had thorough knowledge of the developers previous projects, their track record of management of properties and even his insight into the future development of different areas of the city. I can't thank James enough for his excellent service and I highly recommend if you are seeking to rent or buy in Phnom Penh that you contact James.

We contacted IPS to find a house to rent for our relocation. Their agent, Syto, handled our case. He was very responsive and professional, helping us find exactly what we were looking for even before we arrived in Cambodia. This saved us from having to stay in a hotel for weeks. Above all, he remained very attentive after the rental was finalized—something rare and very much appreciated. He helped us not only to find the house but also with all the subsequent steps. Amazing!!! I highly recommend them; and especially Syto, they are very professional and responsive. Thank you so much.

I was recommended IPS Cambodia through my employer. Mary at IPS was quick to reply with a lot of great options that met my specification and budget. It was great working with her – she was extremely professional, is quick to reply, and has great communication. Her selections are very good -she doesn’t overwhelm with choices but rather makes a good starter selection which she then refines. This helped me a lot in my initial search. 😊👍

I've been exploring property opportunities in Phnom Penh for several months now, and I was fortunate to have Mr. Syto Nhiev act as my agent throughout the entire process. From identifying the right property to navigating communications with the developer and assisting with the setup of my bank account, Mr. Syto’s professionalism and diligence were truly exceptional. He went above and beyond, consistently taking the time to listen, provide sound advice, and address every question and concern I had. Beyond his technical expertise, he provided a warm welcome to Phnom Penh, personally showing me various units and ensuring I felt comfortable throughout the journey, even assisting with bank account. The entire process was handled with the perfect balance of professionalism and genuine care. I am incredibly grateful for his support and certainly hope to cooperate with him again in the future. I highly recommend Mr. Syto for anyone looking for assistance with property purchases in Phnom Penh. 🙏🙏🙏

When I started looking for a condominium in Phnom Penh, I knew I would be a demanding client. I pay close attention to details, ask a lot of questions, compare every option carefully, and never make an important decision without doing my homework. Syto never once made me feel like I was asking too much. From our very first meeting through the closing, Syto was patient, knowledgeable, honest, and completely professional. He listened to what I wanted instead of trying to sell me whatever was easiest. He guided me through every step of the buying process, answered every question, and helped me negotiate a purchase that I am extremely happy with. What really separates Syto from other realtors is what happened after the closing. Most agents disappear once the paperwork is signed. Syto did exactly the opposite. As an American moving to Cambodia who doesn’t speak a word of Khmer, I depended on Syto for far more than just buying a condominium. He coordinated the installation of my water purification system, helped me select and install my air conditioners, assisted me with furniture shopping, coordinated deliveries, and spent countless hours translating with contractors, installers, and delivery personnel. He also helped me understand the local way of doing things, which made settling into my new home much easier. Every time I had a question or needed advice, Syto was there. His help saved me an incredible amount of time, frustration, and costly mistakes. More importantly, he made the entire transition into my new home enjoyable and virtually stress-free. I honestly don’t know how I would have accomplished everything so quickly without his help. If you’re looking for someone who simply unlocks doors, there are plenty of agents who can do that. If you’re looking for someone who truly cares about his clients before, during, and long after the sale, I recommend Syto without reservation. His professionalism, integrity, patience, and dedication are second to none. If you are considering buying property in Cambodia and would like to hear about my experience working with Syto, feel free to ask him to put you in touch with me. I would be happy to personally share why I believe choosing Syto was one of the best decisions I made during my move to Phnom Penh.

IPS has been one of the best real estate firms we’ve worked with! Our agent Visana listened to all our needs and concerns. She used her years of experience not just to find us an apartment that met our needs, but a landlord who would match our expectations of service. They’re attentive, knowledgeable, and professional. I highly recommend them to anyone seeking long term housing that is safe, comfortable and aesthetically pleasing.

Finding the right entry point into the Phnom Penh real estate market can be a daunting prospect for any international investor and especially first home buyers like myself. However, my experience buying through IPS Cambodia was defined by a level of professionalism and transparency that is rare in the industry. James made my transition seamless in the space of just a few weeks. He respected the value of my time, always providing clear and concise information. Definitely recommend IPS if youre buying a condo in Phnom Penh anytime soon!

I was in Phnom Penh last month, visiting the property that I bought several years ago. And I notice something's wrong, and I don't know how to deal with them. Fortunately, I met two agents from IPS, namely James and Bona, who reached out, offered a helping hand, and provided lots of guidance on how to deal with this kind of situation. Most of all, they have extensive knowledge and experience in this field, and they were patient enough to listen to what I had to say. I feel confident enough to work with them in the future.

Syto Nhiev has once again impressed me with his professionalism, attention to detail and how well he listened to our business needs. We had tried other companies and agents but Syto seemed to understand both our needs and our budget so was able to find us a work space that makes me enjoy coming to the office. Even after the deal was done, he has helped with information and contacts regarding changing our business address with the Ministries. Thank you IPS and especially Syto. I am definitely one satisfied customer. 😊

Within 3 minutes of entering the IPS Siem Reap office and speaking with Mr. Jaysaney Han, he understood exactly the sort of property I was looking for and took me there immediately. His understanding of the market, details of various properties and amenities is outstanding. The property he showed me was exactly what I was looking for, and I signed a lease without looking elsewhere. Saney was very communicative by text, followed up on questions and details of his own accord and some personal ones upon my request. I was relocating from afar, so there was a month's gap between when I signed the lease and when I could move in, but Saney stayed in touch with me to ensure the property was move-in ready for the day of my arrival. I should also note that an incident occurred within a few days of moving in — let's say it was due to uncharacterically unfortunate choices made by property management — but Saney immediately advocated for me with them. He also knew the right time to bring in Branch Director, David Granger. With David and Saney's unwavering support, the matter was resolved to my satisfaction. I highly recommend David, Saney and the IPS Siem Reap team whole-heartedly. Whenever I am next in the market for a new rental, you can be sure that I will work with Mr. Jaysaney Han again.

Outstanding service from IPS Cambodia! I reached out to them on September 30th looking for a place, and my agent, Saney, handled everything with incredible speed and professionalism. From initial contact to closing, the communication was clear and efficient—I had my lease signed by 2 PM the next afternoon. Saney took all the hassle out of finding a home. I couldn't ask for a better experience and would highly recommend IPS Cambodia and Saney to anyone looking for property here.

Roung was my agent at IPS. She made the experience seem more like a good friend was showing me around and helping me out. Still very professional, but understood all my needs and what I was looking for. She took the time to find different locations that suited my needs in the end found what I was looking for. Had transportation to show me around the city and took the time in each location to make sure I was comfortable. Getting the lease done the keys and everything else, including cold bottles of water and especially a smile. Thank you so much.

We absolutely loved our experience with IPS! We worked directly with Saney, but the entire staff was absolutely amazing, kind, and helpful. We visited their website and already had a list of the places we wanted to tour. When we came into the office, they provided all of our family with waters and immediately Saney came over to assist us. We showed him the list of places we wanted to view and they had a tuktuk provided for us to go and see. It was such a smooth and seamless process. We fell in love with the first place we saw and moved in a few days later. The company had a tuktuk pick us up on the day of move in and helped us move all of our stuff. We recommend every person we run into who’s looking for a place to go to IPS. Overall 10/10 experience!

Amazing experience with my agent Thach from IPS. I needed an apartment quickly. I walked in their office without an appointment in the afternoon, and Thach sat down with me right away. I described what I wanted, and where in Siem Reap I wanted to stay. He pulled up 8-10 different options per my requirements. There were 2 places that I liked, he called the landlords right away. That very same day we went to see both units, closed the deal on my favorite one the same day, lease was signed the following morning and I moved in within 2 days. Incredible speed and efficiency from Thach. I highly recommend him for any type of property in Siem Reap. I own property in Canada, and I wish our agents were this fast and service oriented, going way above expectations. Thank you!

My Agent Channy N. did the best job. He was accommodating (and still is by offering to help me to always be available if I need anything from the landlords and if I should have trouble communicating with them he will do it on my behalf and has also gone out of his way on his time off to help me with a plumbing issue because he could not get in touch with the landlord. That goes above and beyond and for that reason I will be recommending him and IPS and the manager Jennie (she was also VERY helpful too with other interests of mine) to everyone on my YouTube channel ! I was actually amazed because I had so many things on my checklist of what I wanted for an apartment and Channy got me an amazing spot on the FIRST try of the first apartment he showed me !!!!!! I contacted the IPS Siem Reap office in hopes to find a decent place to live at a reasonable price. After being contacted by two IPS agent's, I was assigned to agent Jay Han. Mr. Han immediately assessed my situation and went to work to find me a new home. My wife and myself previously comprised a listing of potential homes from the current listings on the IPS website. We handed Jay our list of seventeen potential homes. Jay immediately reviewed our list and eliminated all of the homes which were no longer available for rent. Jay then dwindled the list further by eliminating all properties that didn't have car parking access. Having Jay's knowledge proved invaluable in finalizing our potential homes list to a factual solid list of homes actually available and suited exactly for our needs. Jay suggested that we take a look at a property he thought we might love. Jay hit it out the park with the first and only listing we viewed. We immediately met the owner and contractually signed our lease agreement that day. If you're in search of securing a new place of residence, I strongly suggest you do yourself a big favor and contact Jaysaney Han with IPS Siem Reap to handle your new home search. Jay's knowledge and professional attitude is top notch. We are forever grateful to Jay for handling our situation with the utmost importance and due diligence that every customer expects and rightfully deserves. Thank you so Mr. Jaysaney Han!!! Great work!

My IPS agent Han J was enormously helpful in my settling down in Siem Reap. Within a week of my arrival, Han found me a wonderful apartment with beautiful gardens in a quiet but central area a great price. I suppose I could researched neigbourhoods myself, but Han and IPS saved me a lot of effort! If you are new to Cambodia I highly recommend their services. I appreciated the great communication, prompt follow up, and the range of accommodations they offered.

My Agent Thech gave excellent customer care & service during my first few encounters in deciding what property to rent. He speaks good English, which is a blessing!! I personally had a few hick-ups during my first month of living in the property, but now that those issues are resolved I can relax and enjoy my stay. The owner to the property gave outstanding service by supplying the necessary items/services as per my request. I am grateful for her as my Landlady. The only thing I am not happy with is that the kitchen zink counter is 1.2m from the ground, which means it is a drop in wash up basin and when I wash dishes I have to bend more than 180° forward. I am above 50 years old and it's uncomfortable to do dishes after 7 hours on my feet working 5 days per week and lifting toddlers all day. The bathroom is also not ideal, with the shower outlet facing the toilet (both in the sale 1.5x2m area). Apart from these two unfortunate facilities within the property, the surroundings is very quiet and when I rest at night and during weekends, the neighborhood is peaceful ♥️.

As a solo (and elderly) traveller, initially I was very nervous about coming to spend 3 months in Siem Reap. I contacted IPS whilst I was still in the U.K. and gave them my ‘list of must-haves’ … which was quite extensive. I booked a hotel for the first week in the hope that I would find an apartment quite quickly. I went in to IPS to meet the agent who had been assigned to me. What a lovely young man he was. Mr Thech patiently went through all the options, carefully explaining that most property owners wanted a minimum contract of 6 months. However, with a little persuasion from Mr Thech and several messages from me, he found me a nice 1 bedroom apartment within my budget. Nothing was too much trouble for him, even providing transport for me to move in from my hotel. I have no hesitation in recommending this company and, especially, this young man who made the process much less stressful than it could have been. I wish him every success… he deserves it!
